Selling Tips

When selling your home, obviously you are looking to achieve the highest price possible. To achieve this you need to consider the following;

Street appeal - Look at your home objectively. Prune any wayward shrubs, clean driveways, mow lawns, possibly plant some colourful shrubs, mulch garden beds etc. Many people will do a "drive-by" of your home, so the better it looks from the street, the better your chances of an inspection.

Presentation tips - Ideally a well presented home would include; un-cluttered spacious rooms, plenty of natural light, no unpleasant odours from pets or cigarettes, damp etc, remove or store any eccess furniture or clutter, spotlessly clean walls, carpets, curtains, blinds, light fittings and skirting boards. Remove all fridge magnets, post-it notes and fun photos. Touch-up any needy painted surfaces throughout. Generally spend hundreds and NOT thousands on presentation. Professional cleaners and tradesman are quiet affordable these days and do a great job. Freshly cut flowers and contemporary music are always pleasant on inspection days also.

Listen to your agent - How is your property priced? This is probably the biggest tip of all! If you over price or under price your property on the market, chances are you will be robbing yourself of dollars.

Marketing - Look at your marketing options. It is no good to cover all of the above and have no-one inspect your home. Ray White are the largest marketers in the Illawarra and experts at promoting your home.
