WHAT TO BUY?
Work out your needs and goals. Are you looking for investment or development potential or for yourself? Now you know your budget you can determine what you can afford. Is it a unit, villa, townhouse, duplex, apartment, cluster home, home or relocatable home? Look at inclusions like; number of bedrooms, ensuite bathroom, number of living areas and garage/carport accommodation. Your budget will normally determine what you can afford. Consider your needs also, Will you work from home? Do you need storage space? Do you have pets? Are you planning a family? 

WHERE TO BUY?
Research areas. Look for key points such as; local schools, public transport, shopping centres, churches, parks, sporting grounds, universities, child care, clubs, community groups, pools, beaches, cycleways etc. All of these factors should be a consideration. Also look at industries, airports, race tracks etc. Air and noise pollution. Check with council the current zoning on the area and also ask the likelyhood of re-zoning. This will determine the lands potential future use.

LOCAL PRESS - Our local daily newspaper is the "Illawarra Mercury". The majority of Estate Agencies in Illawarra advertise "Open for Inspection" homes each and every Saturday. A very large 80+ page property guide is inserted into Saturday's Illawarra Mercury and has a rear summary page showing all properties open for inspection times. Fridays edition also has this summary page and alows you to organise your Saturday a day early!

EAC REALTOR - The "REALESTATEWORLD" is the Illawarra's local full colour weekly property magazine. It is published every Wednesday and lists new properties weekly as well as a summary page with all the "open for inspection" times for Saturday's viewings. It has a circulation of 70,000 and is available free from Real Estate agencies, newsagents and selected stores and service stations.

SOLICITOR / CONVEYANCER - To purchase any property in NSW the vast majority of buyers choose to engage the services of a licensed solicitor or conveyancer. Normally a family member or friend can recommend one of these, however your real estate agent could certainly also. These professionals will guide you through the contracts for sale and also instruct you on the buying process including the pest and building reports, surveys, deposit, final inspections, property inclusions and settlement terms. Your estate agent will also co-ordinate these.
